General Architectural Principles
The concept of the site for the service accommodations is based on the master plan of the new campus area of the existing buildings of the IST Austria Ensemble and the unique topographical landscape.
The creation of a housing complex with a distinctive design, while having the height development of the site and the needs of the future residents taken into account, acts as the starting point of the conceptual idea.
The surrounding area is given a concise, urban development structure:
An accommodation of the 90 apartment units in 14 residential buildings and the creation of the greatest possible open space.
An arrangement of fourteen two-storey, compact and articulated buildings, partly inserted into the slope.
The orientation of all residential units towards the south.
The creation of a structurally cohesive completion of the access area to the ISTA site through the means of a large open space as a forecourt and garden in the south-east of the property.
The circulation is planned from the parking lot and campus area, with bicycle and foot paths that run from the central building via the access road.
Delivery, supply and disposal will take place via the existing access road.
The overseeable organisation of the property is composed of short paths. The subsidized ground floor apartments are accessible.
The routing connects the units together and also the south-side access.
The network of paths, for the various housing units and especially their intersections, serve as meeting points and extended zones for residents to stay and rest.
The rest areas, sun decks and other open spaces form a central zone of being together and expand the living space.
The views, into the landscape from the individual residential units, and open spaces are a decisive factor for a very high living quality of the complex.
Social Quality
The arrangement of the residential units allows for open communication and social exchange between the residents, while ensuring privacy within individual residential units.
A clear separation of the two common rooms allows undisturbed use, and it offers the possibility to use them as communication and recreation areas with the terraces in the front.
The concept of the apartments allows for "open living", but additionally, it offers an individual floor plan tailored to the users - e.g. merging the rooms, changing room configurations etc.
The floor plan solutions allow an accommodation for 2 people in the 2-room apartments, in addition to the required 18 3-room apartments.
The open spaces are extensions of the living space, with views of the valuable landscape and the dense forest.
