Urban Configuration

This project is a strategy that addresses an urban scenario based on a minimum of structured elements and guidelines, thus allowing maximum freedom for development.

The building: the base, three structures and their intermediate spaces are characterized like a score through diversity, liveliness, adaptability, permeability and variability.
The individual compact living units are, on the one hand, part of the common, flexible structure and, on the other hand, open for individual adaptations.

Since pluralism, diversity, polychromy, and vibrancy have become the key characteristics of urban space, programme diversity and adaptability/flexibility of spaces have become increasingly important arguments in the choice of working and living space.
The neutral typology and the vast area, covered by the housing units, allow flexibility for the space in between and for the organisation of the living space. The distinction between the public and the private, the borders and the transitions, is elastic, and it is also determined by the needs of the inhabitants.

The concept of this project responds to the specifications of the master plan, and is part of the urban development concept. The location, between the public landscape, of the green buckle, the other base of the residential park, and the design of the residential cluster form a distinctive urban development situation.

The composition of the buildings represents a new interpretation of the characteristic Viennese block perimeter development in the form of a residential cluster in the following areas:

1. Base: Entrance with green buffer - Winter garden, apartments with a green front zone and terraces, common rooms
2. House Block: Standard residential floors
3. Urban Courtyards: Residential garden, common rooms with community terraces
4. Roofscape: Garden landscape with greenery, urban garden

The added value of the community encourages dreaming: those who come here experience garden life in the courtyards as a green world that permanently provides options for the changing individuals and community needs.

Additionally, the generous green open spaces, the green buckle, offer a toddler playground, south of the cluster, a wide range of recreation, exercise and relaxation possibilities.
The green seam forms an open connection with the other bases, including the communication and meeting zones of the residential park Fontanastraße.

Access to the residential cluster is via a bicycle and footpath along the southern front. It is characterised by the sequence of the various open space elements. Via the forecourt with bicycle parking areas and a green forecourt zone with high grass, one reaches the winter garden, which is also a buffer area with lush greenery to the residential complex. The tower, building A, has its own access to the central axis, the meeting zone of the area.

Three courtyards of the residential cluster translated the dedication into a sequence of atmospheric programmes:
A. Meeting place - zone of being together, celebrating the characteristics of the community housing
B. Resting court -- introverted retreat zone for contemplation,
C. Community courtyard - active garden of urban life, winter garden

These green and open spaces are the heart of the residential cluster:
With their different atmospheres, they offer an open, playable space with garden, seating areas, raised beds, gazebos, reading corners, the common room, cooking salon and games room.

The planned apartment typology is characterized by a continuous organization, or rather by residential units ventilated by 2 facades, thus ensuring the greatest possible variability and adaptability.

Cost-conscious building is achieved through the following measures:

• Optimal constructive grid and a compact envelope
• Two window sizes, one living room window, and one RCC prefabricated balcony element
• Compact development with three staircases
• Escape levels below 22 m, all levels guidable
• Minimized development area, thus very high efficiency in the gross/net ratio

Concept of Social Sustainability

Activities and accompanying measures are already promoted during the construction and awarding phase, in order to create familiarization, and create a high level of identification with the future residence.

Residents can be supported in:
Organising joint activities, forming interest groups, communicating in the community, creating a resident network and organising mutual neighbourhood help, solving conflicts, personal problems, and developing strong supporting networks.
The importance of well-being is not only for the trusted and functional living environment, but also the social integration into a functioning residential community and good neighbourly coexistence.

The central place for the formation of the community are the three courts. Simple and efficient means are used to enable the greatest possible variety of mutual usable areas, and at the same time to react flexibly to requirements that change over time.

The location of the building site is ideally suited for the use of bicycles and public transport.
